Disclosure 1 The float down allows the loan to be re-locked at the current market rates, if current market rates are lower than the rate cap, upon on-time completion of the construction phase, and within 30 days of the loan modifying to the permanent loan. The float-down is available only if the loan modifies prior to the expiration of the rate cap period and within the initial construction period. If the borrower fails to exercise the float down option, or the interest rates are higher than the rate cap, the loan will modify to the permanent phase at the rate cap (note rate).
